Originally developed by The Swig Company in 1967, 633 Folsom has undergone a complete redevelopment to meet the demands of modern occupancy. The project highlights include the addition of five new floors, all-new building systems, a striking exterior facade, and an inviting outdoor plaza. Located in the central SOMA district, this property offers immediate access to transit, making it a prime location for business operations.
633 Folsom proudly holds LEED Gold and WELL Building Silver certifications, reflecting its commitment to sustainability and occupant well-being. The redevelopment retained the original concrete chassis of the outdated building while expanding the structure, demonstrating a strong dedication to sustainable practices. This approach resulted in using 28.8% less CO2 and averting nearly half the GHG emissions compared to a new build.
Innovative solar shading systems ensure glare-free daylight access, aligning with energy conservation targets set by the AIA 2030 Challenge. The building's exemplary design and sustainability efforts were recognized with an AIA award for Architecture in 2023.
